Introduction
America's First For-Sale Residential Community for Adults with Special Needs to Debut in Phoenix. Millions of families across America have a loved one with special needs and have struggled with finding appropriate permanent housing. Luna Azul, a new development of 30 homes in North Phoenix, addresses that problem.

Developed by Mark Roth and located at 16th St. and Loop 101, the development is the nation's first for-sale residential community for adults with special needs.
What is a Pocket Neighborhood?
A pocket neighborhood is a type of planned community that consists of a clustered groups of neighboring houses or apartments, often around a common courtyard or garden, designed to promote a close knit sense of community and neighborliness with an increased level of contact and security.
"Luna Azul is a community where residents can live permanently, safely, and make lasting friendships. The community is suitable for adults with disabilities, providing them and others convenient access to services, vocational opportunities and urban amenities, and an atmosphere within which to live life securely and on their own terms," said Roth.
Roth decided to develop the community when looking for a permanent housing solution for his daughter with special needs. When penciling out the cost of lifelong housing and the support she'd need, he found that buying her a suitable place and having help come to her was the most economical option. Since residents will own their own homes, they will be able to customize their homes to fit their needs, and hire in whatever level of help they require.
The neighborhood is comprised of thirty independently owned cottages. The 2 and 3 bedroom homes will consist of four floorplans, ranging in size from 1,152 to 1,956 sq. ft., and feature open living spaces, large front porches, high quality finishes, and wired for Z-Wave technology. Pricing is from mid-$300,000s to mid-$500,000s.
Community amenities will include a clubhouse with a living room, a multi-purpose flex room and kitchen, and will be built around large public gathering spaces and a pool.
The community has a perimeter wall, gated, controlled entry, full-time director, and 24/7 onsite staff.
The Luna Azul concept is based on the idea of pocket neighborhoods made famous by noted architect Ross Chapin from Langley, Washington. According to Chapin, "a pocket neighborhood provides the setting for neighbors to develop meaningful relationships beyond family and housemates."
Each cottage includes a front porch facing the commons. While enjoying the porch and other outdoor common areas, residents will find it easy to engage in conversations with neighbors and passersby, helping foster caring relationships and a meaningful sense of community.
Sales and marketing is being handled by Launch Real Estate.
